Pass Area — at a glance
The Pass Area — locally known as the San Gorgonio Pass or simply “the Pass” — is the 15-mile elevation corridor between the Inland Empire and the Coachella Valley along Interstate 10. Defined by Beaumont, Banning, Calimesa, and the unincorporated community of Cherry Valley, the region sits roughly 2,500 feet higher than the desert floor and 1,500 feet higher than central Riverside, with measurably cooler summer temperatures and cleaner air than either neighbor. It's also the home base of Wendell Turner Real Estate — our office is in downtown Beaumont.
For two decades, the Pass has been one of California's most actively developing housing markets. Beaumont alone has more than doubled in population since 2000, anchored by master-planned communities like Tournament Hills, Sundance, Solera Oak Valley Greens (active adult 55+), and Olivewood. Banning offers established neighborhoods at lower price points with strong rental demand, while Calimesa's hillside subdivisions — including the rapidly expanding Mesa Verde and Summerwind Trails communities — have drawn buyers willing to trade a few minutes of commute for lower per-square-foot pricing and mountain views. Cherry Valley remains the most rural option, with horse properties and half-acre+ parcels still common.
The market here is driven by three primary buyer groups: families looking for new construction and good schools at prices well below coastal or central-IE comparables; commuters who work in Riverside, Redlands, or Loma Linda but want more home for their money; and snowbirds and second-home buyers who prefer the Pass's milder climate and slightly easier access over the full desert. HOAs vary widely — from $50/month in older Banning tracts to $300+/month in newer Beaumont developments with pools, gyms, and gated entries — and short-term rental rules are generally more permissive than in the Coachella Valley, though each city operates independently.
Buyers choose the Pass for value, climate, and location. From here, downtown Riverside is a 30-minute drive west, Palm Springs is 35 minutes east, and the San Bernardino Mountains and Mt. San Jacinto are both within an hour's reach. School performance in Beaumont Unified has historically been strong, and the region's ongoing growth means newer construction is consistently available — a rarity in much of Southern California.
